A: We use a secure and integrated auto payment system. This makes it easy for residents to pay on time without the hassle of manual transfers every month.

A: A DP is required to secure your chosen room. The amount will be informed during booking. It serves as a confirmation and proof of seriousness. Once the DP is received, the room is held for you and won't be offered to others. The DP amount is equal to 1 month's rent of the chosen room.

A: We accept bank transfers, e-wallets (GoPay, OVO, Dana), and automatic scheduled payments. Account details are provided during booking.

• Before moving in: If the DP is paid but you cancel, the DP is non-refundable (forfeited) as the room was held.
• Upon moving in: After receiving the key, the first month's full payment must be settled. No refunds after the key is handed over.

A: The due date corresponds to your move-in date (e.g., move in on the 15th, due on the 15th of the next month). The system will send automatic reminders.

A: The curfew is at 10:00 PM (WIB). The main door will be locked after that time. For residents working night shifts (e.g., nurses), it is mandatory to inform the management for special access.

1. Must provide a copy/photo of E-KTP (ID card).
2. Pay rent on time.
3. Maintain cleanliness, order, and security.
4. Turn off lights and water taps after use, and lock the gate when leaving or at night.
5. If planning to move out or not extend the stay, inform at least 5 days before the end of the rental period. Return all keys in good condition as at the beginning of the stay.
6. The management of Kos Jemursari is not responsible for any theft, loss, or damage to vehicles or their contents. Please ensure your vehicle is securely locked.

• Male Guests: STRICTLY PROHIBITED from entering rooms. Only allowed in the living room/lounge on each floor.
• Visiting Hours: Until 10:00 PM maximum.
• Female Guests: Allowed to visit rooms while maintaining quietness.
• Overnight Stay: Female family members (mother/sister) may stay overnight with prior notice (additional fee Rp 50,000/night/person).
• Reporting: All guests must report to security/management.

• Bringing male guests into room areas.
• Smoking inside rooms or enclosed areas.
• Consuming alcohol or drugs.
• Bringing pets.
• Causing disturbances (especially after 10:00 PM).
• Lending room keys to others.
• Cooking inside rooms (except VIP rooms with kitchen).
• Littering (especially in bathrooms).
• Moving or taking furniture from the property.
• Hosting events or allowing guests to stay overnight without owner permission.

• Private Rooms: Must be maintained by the resident.
• Shared Kitchen: Wash utensils after use and dispose of food waste.
• Lounge/TV Room: Tidy up after use.
• Trash: Dispose properly (separate organic and non-organic waste).

1. Verbal Warning (first minor violation).
2. Written Warning (repeated violation).
3. Fine (depending on the violation).
4. Forced Eviction (for serious violations: bringing opposite sex into rooms, drugs, or criminal activity).

A: Yes, the minimum stay is 3 months. You may pay monthly based on your needs. The system is flexible to accommodate both short-term and long-term residents.

A: Yes. Longer stays with upfront payment receive benefits:

• Special Price Promo: Discount for 6 months payment + 1 week free stay.
• Special Price Promo: Discount for 12 months payment + 2 weeks free stay.

A: Simply inform the management before your lease ends. The auto payment system will schedule the next month’s billing automatically.

A: Mandatory to inform at least 1 month in advance. Current month's rent is non-refundable. Remaining unused months will be refunded according to policy.

Every room (Standard & VIP) includes:

We use stable High-Speed WiFi suitable for WFH, online classes, or streaming. Signal covers all areas (rooms, lounge, kitchen).

*VIP residents are also allowed to use the shared kitchen.

Lounges are available on 2 floors with comfortable sofas and TV. Perfect for receiving guests, relaxing, or gathering with other residents.

• Laundry: Shared drying area available. For laundry services, there are many nearby options within walking distance.

A: Yes, there is a minimum stay of 3 months. You can rent monthly as needed. We are flexible to accommodate various needs, whether students for a few months or nurses with long-term contracts.

A: Adding an AC unit to a standard room—whether it is your own unit or requesting management to install a new one—will require an additional monthly fee. This extra charge covers installation (technician service and wall drilling), an upgrade to the room’s electrical capacity, and wall repairs when the tenant moves out and removes their personal AC unit. The additional fees are as follows:

• From IDR 1.1 million per month to IDR 1.5 million per month if the AC is installed by the boarding house management (with the condition that the annual rent must be paid upfront for 1 year).
• An additional IDR 1 million per month if the AC unit belongs to the tenant. This fee covers installation (technician service and wall drilling), electrical capacity upgrade for the standard room, and wall repairs after the rental period ends and the tenant removes their AC unit.

As the management, we recommend that if you would like a room with AC, the best option at our boarding house is the VIP room type. For only an additional IDR 800,000 compared to the standard room, you will get a larger room, AC, a private kitchen, and a water heater—without any additional maintenance fees.
